Why Stage A Home?
Home staging is the very best proven way to get top dollar for your home. Staged homes sell faster and for more money! This is because our staging sets the scene throughout your house to create immediate buyer interest in your property. Our staging emphasizes your home's most appealing features and minimizes the impact of any unappealing ones.
Many of the homes Naples Home Staging works with start out empty. Studies have shown that buyers spend an average of 6 to 9 minutes in an empty home and 40 minutes in a staged home. The reason for this is that a staged home excites the buyers' imagination. A warm, inviting atmosphere causes buyers to start picturing themselves living in the home: preparing meals, relaxing, and entertaining friends in their new home. Staging allows them to "mentally move into" the home. This is necessary for a buyer to want to make an offer. Most buyers just do not have the ability to envision an empty home as it would look furnished. And with so many houses on the market, buyers find it difficult to remember them all. Furnished (or partially furnished) Homes
Naples Home Staging also works with homes that are already partially or fully furnished. Just as you would prepare a car for sale by having it detailed, you need to prepare your home for sale by staging. We often tell clients that "the way you live in your home, and the way you market and sell your house are two different things." Our job is to make the home look as spacious as possible, and often a lived-in home has more furniture than is needed or recommended to accomplish this goal. We typically edit a homeowner's belongings by having items that are not helping to sell the home pre-packed, put out of sight, or temporarily moved to storage.
You may wonder why you cannot stage your own home for sale. Often homeowners can help with the process, but when you live in a home every day, you become used to the way it is furnished. You don't notice clutter, or the possibility that a different furniture arrangement could make the home look more spacious. We come in and see the home for the first time, just like a buyer would, and recommend changes needed so that your home can be as appealing to buyers as possible. One of the things we like to say is that "clutter eats equity." The more unnecessary furnishings and accessories you have in your home, the smaller it feels and more difficult it is for buyers to picture themselves living in the home. Staging Unfurnished/Vacant Homes
Vacant home stagings begin with a FREE consultation. We visit the home to assess what is needed to make it as appealing as possible. We then create a written report of recommendations for preparing the home for sale.
Our recommendations may include suggestions for updating the home in addition to adding furnishings. We have the area's largest selection of rental furniture in every style available to stage homes of all sizes and in all price ranges. Most vacant home stagings involve an initial three-month furniture rental period with additional time available on a month-to-month basis if needed.
We can also choose and supervise replacement of paint, flooring, light fixtures, countertops, landscaping and more. Consultations for unfurnished homes are complimentary and take just a short visit to the home.
Staging Furnished Homes
If you are already furnished, we examine your home with "buyers' eyes" to see what changes are needed to make your home as appealing as possible.
After our assessment, we compile a detailed written report on how your existing furnishings can be used to create a property that appeals to the most possible buyers. We can also provide the hands-on work to implement these recommendations in full or in part.
Sellers are welcome to do as much or as little as they like and we are happy to do the rest. Sometimes the seller's furnishings merely need rearranging or supplementing with items from our inventory.
In other cases, we need to de-clutter and pre-pack some of the seller's furnishings so that the home looks more spacious. Or we may need to help with updating the home or the furnishings. Our team of professionals is able to provide any services needed to make your home look its best.
For a furnished home, we start with a consultation, which costs $300-$600 depending on the size of the home.
